eSignAgent.com is the product of many good Real Estate deals gone bad.  Imagine the setting.

A ready, willing and able buyer!  They want to put an offer on your multi-million dollar listing.  They have narrowed their choices to your listing and another down the street.  They decide to put an offer on your clients property and an secondary offer on the property down the street contingent on your client accepting their original offer.

You call your clients home and cell phones to let them know you are heading over.  Unable to reach your clients, but with great excitement, you drive 45 minutes to the clients home to have them sign your offer in person.  You know your sellers will be jumping for joy at your ability to sell their home for the price they want.  On your drive over you dream of being agent of the year and your fellow agents hoisting you on their shoulders to celebrate your greatness.  You’ve already picked out your new car with the commission you will be earning since you can pay cash.  You are a high roller!  You look good in your new car.  You just received a self awarded honorary degree from the “Academy of Awesomeness” for your skills.  You are a legend in your own mind right now.

As you approach the home you see the grounds keeper mowing the lawn.  With the contract in hand you skip up the sidewalk and knock on the door in your most confident knock.  (You are the best real estate agent in the whole city right now).  No answer.  You smile and ring the doorbell.  No answer again.  You start to panic since your offer expires tomorrow morning.  You turn to the grounds keeper and he yells over the sound of the lawnmower “THEY’RE ON VACATION”.  Your smile turns to a frown and you start to feel sick.  Never in your life have the words “On Vacation” ever been associated with a sick feeling.

You sprint to the car and drive back to the office like a Nascar driver.  You check your message hoping your clients have called.  There is a message from the other agent saying “Hello there, the second offer has accepted our offer.  We hope to hear back from you before the deadline or we will need to cancel your contract and go with this other home.  Sorry for the added pressure but another party has just put a back up offer behind ours so we need to know quickly.”

You arrive at your office and open your email to find a message from your sellers stating  “Hey, we decided to go on a last minute vacation to Europe.  We will be out of cell phone range but we will be checking our email every night so if you need to contact us, this is it.  Continue to show the property anytime of day as we are anxious to sell!”

Ahha, that’s why you couldn’t get in touch with them.  So you scan and attach the offer and email it to your sellers knowing you have one shot if you are going to meet the deadline.  You wait.  Your enthusiasm starts to fade.  You wait.  You can’t sleep.  You can’t eat. You need this closing since your last closing was awhile ago.  You make yourself a promise that you won’t buy that new car with this commission if it closes but will be responsible and pay down your credit card debt.  Surely the gods of fate will honor this noble request and this deal will come together.

You sit and wait knowing there is a huge time difference.  An email finally arrives.  “Hey, We just got your email.  Great news!  I know its late but the little Chalet we we’re staying was having trouble with their fax and the closest city is 2 hours away.  No taxi either until tomorrow morning.   Sorry, we’ll catch the first cab and send it tomorrow.  We’re going to cut our vacation short to make this happen!  Good work!!

Although the offer has expired by now you call the other agent to beg and give him the news of acceptance, kind of.  Apologizing, he informs you it’s too late and the other offer is in play now.

The contract from your seller rolls in eventually and an email that says, “Hey we spent the rest of vacation trying to get to a fax machine.  We  did it though!  Good job.  See you when we get back.”

Needless to say, they got back and it was your privilege as their Awesome Agent to deliver the news, “No more buyer.”  Fuming, their reply was “No more listing.”
